Real Estate Attorney (Lawyer)
We will introduce you to our real estate attorney/lawyers who will assist you through the entire process. We can offer you a selection of attorney to choose from. We only use those firms who are reputable and with whom we have established a good working relationship.
- Why put money into properties in the United States at all?
A) UK & Europeans markets have mostly peaked out. Everyone is buying into the new EEC member states. Yes, the houses are cheap from £5K and above but the rental return is less than £80 per month, you can quadruple that in the USA.
B) Many areas of the US are coming out of recession, the houses are priced low (like in the UK 2 decades back) but when recovery comes again, home owners are poised to rake it in. You will be well positioned.
C) The dollar is weak at present exchanging at almost $2 to £1. Pound Sterling will get you top homes in the USA now. When the dollar recovers, you are already on top. That is a no brainer.
D) They speak English and that is better than investing in Poland, Bulgaria, and Czech Republic or anywhere in the newly emerging EEC states where you don’t have a clue about what is being sold or said even by their lawyers & agents there.
E) USA is a politically stable democracy, over 300yrs old and still going strong.
2b. Why are the properties so cheap in the USA?
Properties are not cheap in the USA, far from it. Those buying in inner cities and top dollar zones will tell you that ordinary apartments cost a fortune. These properties we are offering are in areas needing encouragement, thirsty for new investments and are in need of regenerations, like the former East End of London before regeneration kicked in. Good homes, fully rented, perhaps needing just a touch of redecoration can be snapped from £10k GBP or less. Less than the cost of a new car.
3. What types of houses are we talking about?
Detached houses, duplexes (two-in-ones), semi-detached homes, apartment units, condominiums and the like.
4. Are they all tenanted properties?
Some are and some are not. You can pick and choose plus it is easy to let this homes.
5. What sort of rent can I get?
Anywhere from $450-$1,200 dollars depend on the condiion of the house, the city, the neighbourhood, etc.
6. Are you estate agents?
No, we are not! We work with estate agents and comb the USA to find you these homes. We are property search specialists.
7. Can you advice me on mortgages or on making investments?
No we cannot! Investments, financial advice and similar services are regulated and such services are provided by licensed third parties only.
8.How long does it take to complete a home purchase?
Cash purchase can be completed in 4-6 weeks, mortgage purchases can take up to 12 weeks.
9. How easy is it to let these homes.
Unless the house has a big problem, it is fairly easy and quick to let them.
10. Are these properties in the ghetto/slums?
Rarely, most homes are in good areas. Some however are in the slums. We make every effort possible to bring you descent homes in healthy investment areas for the price. We concentrate on homes under $60,000 dollars/£30,000 GBP. They vary from 2-5 Bedrooms. Some have basements, granny units and other unique features.
11. How can I keep an eye on my investment so far away from home?
There are so many property management & letting agents to help you for a small fee varying from 10-20% of monthly rent.
12. Is it true that you offer a guaranteed rent scheme?
Yes, it is true. On selected portfolios, we offer guaranteed rent to you for durations varying from 12-36 months. Properties qualifying for this scheme must be in good working order and in a good decorative state. We offer fixed guaranteed rent depending on the property.Guaranteed rental income vary!
13. Do I have to participate in your rent guarantee scheme?
No! It is optional. In fact we prefer to offer it to our multiple portfolio holders who buy several houses from us regularly We do so to encourage sales and to give you peace of mind 7 an assured return.
14. Okay, when the house is let out how will I get paid?
Rent is deposited into your US account or credited to your Pay Pal account, depending on the agreed format. Rents are mostly credited on the 15th of each month in arrears.
15. Can I really relax and rely on these agents to give me a passive income?
Yes, you can, it was what they do and have done it for years with a proven track record.
16. Are there are the No Go Areas?
No! Even in the slums and ghettos, people have to rent houses and they pay their rent. Many are on Section 8 (DSS) with guaranteed rent paid for years, so you have nothing to loose.
17. Can I buy properties, do them up and sell them for profit?
Absolutely Yes! There are so many properties available that only need cosmetic uplift and installation of a few new gadgets, cabinet and carpets, that you can do up and then re-release them back into the market at a good/reasonable profit.

Yes, over time.......this is the USA.

About 3-5% annually is the current trend in most places in the USA.
20. Why isn’t everyone locally buying here?
Many sharp and clever local Americans are buying these homes all across the land. In fact they are your competition, so don’t get complacent.....these homes are snapped up quickly.
21. Can I come and view properties before deciding to buy it?
Yes, you can but we reserve a right to request for a payment for our time and services for showing you around, arranging meetings with lawyers, letting agents and the like. Our fee is charged at $50 per hour and the minimum fee is $250.
22. Okay, if I want to come and see some properties what do I do?

23. So, once I send you an email to reserve a property, then it is mine?
Not at all. Nothing is yours until you get an email confirming availability and not until you pay all relevant deposits and our fees.
24. How much is the deposit?
Total required to kick start your purchase is $4,500 (£2,250) this include our $3,000 dollars introducer fee and $1,500 dollars to reserve the property. These are non-refundable at all!

27. I need a Foreign National Mortgage, can you help me?
We can introduce you to third party licensed brokers who can assist you. We are not licensed mortgage brokers.
28. Can I get a Non-Status Mortgages though I am a foreigner?
Yes, your mortgage broker is able to advise you in full.
