THIS IS A SUMMARY OF THE BUYING PROCESS

roperty buying process and the completion process (called closing) in the USA is slightly different from the processing steps in the United Kingdom, Europe, Far East, Africa or any where else in the world.

Generally speaking these are the steps to anticipate:

Once you have paid your reservation fee of $1,500 (£750) copies of the home inspection and appraisal reports will be given to you (if already made available by the seller) and asked to pay for them thereafter or deducted from your reservation fee/deposit.

This gives you the buyer assurance that the property has been properly inspected and any repairs noted where applicable, so that you (the buyer) know absolutely what you are getting. Where such reports are not readily available you will be paying & instructing that they be carried out immediately.

  1. You will be asked to sign a full purchase contract, supervised by your assigned attorney and pre-examined by him or her or signed on your behalf by your lawyer under a power of attorney granted by you.
  2. You will be required to be in constant touch with your assigned mortgage broker (if mortgages are required) and liaise with your attorney to be sure that all that is required of you is done without delay.
  3. You MUST deal with all our requests with urgency to ensure a successful purchase. Delay can be costly on the long run and bear in mind that sellers want a quick sale.
  4. You must provide proof of ready cash (funds) where/when required and must be able to place your deposit/full payment into the attorney’s account as required and when required. Wire transfers are most suitable to enable the attorney and buyer brokers to complete the purchase.
  5. You will be assigned a closing date (completion date) once all the paper works are in order. You will also be sent a full closing statement clearly stating your cost breakdown by your lawyer.
  6. Feel free to talk through with your attorney all the details and steps you are being taken through as well as your costs before the completion date, so that you are confident by the closing date and feel assured. The attorney is working for you NOT for us.

United States Bank Account:

  1. A United States bank accounts is beneficial to the purchase process if you prefer to do that and makes the convenient deposit of your rent dollars in future. If you need help with doing that we can recommend a few institutions to you.

Express Document Delivery

Documents are best sent by courier or other forms of expedited delivery. This is to your advantage and for a smooth process.

Mortgage Purchases

Mortgage application processing often drag as banks usually take their time. Some lenders are faster than others. It may take up to 4-6 weeks, thus delaying completion to perhaps 8-12 weeks.

Please be conscious that the seller do not wish to wait too long to complete a sale. Therefore it is paramount that you do not delay in providing all the necessary documents and fees to your mortgage broker

Mortgage purchases are not the sellers preference, hence most properties offered on this site emphasizes CASH BUYERS preference. If you can afford to do so, it is better to do a quick cash buy first and then apply for a mortgage afterwards. That will be far better.

Finder’s Fee & Reservation Fee

Our finder’s fee of $3,000 U$D and a Holding Fee of $1,500 USD is required upon written confirmation of reservation via email and upon our immediate reply confirming the availability of the property chosen by you. If the property is no longer available we will not demand a fee.

How To Pay Us:

We will send you a Pay Pal Link requesting you to pay both our Finder’s fee of $3,000 and a holding deposit of $1,500, totalling $4,500 US dollars. The PayPal request will come from our main company .

You may pay using the links provided, you do not have to have a PayPal account to use PayPal for transactions. All PayPal transactions are secured.

You may elect to pay using International Bank Draft or International money order made payable to our Attorney in the USA and sent by guaranteed courier service. Please note that we are not responsible for lost items & we DO NOT ACCEPT bank Drafts drawn on any African Bank!!!

You may also choose to wire-transfer funds using online banking/wiring to the bank account of our appointed transaction attorney in the USA. The attorney of choice will be the one located in the City where your property of choice is in order to simplify matters.

We require these funds to secure the property, and eliminate time wasters.

If no remittance is received by us or our attorney within 24-72Hours, YOU DO NOT HAVE A DEAL.

Every property is SOLD AS IS and it is on a FIRST COME, FIRST SERVE basis!

Essential Inspection Fees:

Home appraisal (Value assessment) and home inspection (survey) for structural status, termites and radon are deducted from your initial deposit. Final account will be provided by your attorney.
